Make Your Next Move the Smoothest! - Checklist ✅

So you're planning on moving - well moving to or from your residence can be an exciting adventure, but the process of packing can often be a daunting task.

As your trusted real estate broker I'm here to share 10 excellent tips to make your packing experience a breeze. Let's dive in!  

  1. DECLUTTER FIRST: Before you start packing, declutter your home. Decluttering will help you get rid of items you no longer need or use, wear or have grown out of (like those old love letters or super baggy jeans) and  make your move lighter and more organized.

  2. CREATE AN INVENTORY: Make a list of all your belongings, room by room. Use apps or spreadsheets to keep track of your items. I have even written on the sides of the boxes what's in there in case I need to find an item. #MovingInventory

  3. GATHER SUPPLIES: Stock up on packing supplies like boxes, bubble wrap, newspaper, room identifying packing tape, tape gun and markers well in advance.  A lot of these can be found at Dollorama to help you save money.

  4. PACK BY ROOM: Packing one room at a time helps to maintain order.  I know easier said than done but by labeling each box with its contents and destination room.  It will make finding things so much easier and reduce the overwhelm. 

  5. USE QUALITY BOXES:  My mom would say that, "Cheap can be costly!"  meaning while it might be tempting to get those free boxes fromthe grocery or retail store becareful!  You don't want to bring in insects to you old or new place. Invest in sturdy boxes to ensure the safety of your belongings. Consider renting plastic bins for an  eco-friendly option.  

  6. DO PROTECT FRAGILE ITEMS: Wrap fragile items individually with bubble wrap or packing paper or old clothes  and blankets Place them in boxes with plenty of cushioning material. .  Once you've arrived at your new destination, you can donate those old clothes and blankets to a shelter or thrift store. 

  7. PLACE HEAVY ITEMS ON THE BOTTOM: When loading boxes into the moving truck , place heavy items at the bottom and lighter ones on top. This ensures stability and prevents breakage.  Also remember with heavy boxes, DO NOT over pack because this can cause an unexpected injury and slow down your efforts. 

  8. PREPARE AN ESSENTIAL BOX: This is key! Pack an essentials box with items you'll need immediately upon arrival in your new home, such as cell phone charges, medication, pens, paper, toiletries, snacks, petty cash, pet treats and important documents. 

  9. LABEL CLEARLY: Use clear, bold labels on each box, specifying the room it belongs to and a brief description of contents. This will help make unpacking a breeze. 

  10. HIRE PROFESSIONALS: If you are doing an international move consider hiring professional movers if your budget allows. They have the expertise and equipment to make your move efficient and stress-free. Failing that get references, insurance and vet, vet, vet!!

Ahhh you've decuded that you are ready to be a home owner.  Congratulations!  Now, obtaining a mortgage can be feel confusing and intimidating.  But fear not, below you will find several tips to help you to choose the right mortgage and mortgage agent to have the most successful outcome possible.  Follow these easy mortgage steps!


Step 1: Get A Real Mortgage Approval - 


To Thine Own Self Be True!  Before you apply have a heart to hear and  asses yourself financially.  Do not buy a home to impress, keep up with or to stunt on Insta!   

Know what you owe, figure out how much money you have and how much you will need to borrow. It’s always essential to decipher your affordability so that you can sustain yourself and be prepared for any of the unexpected circumstances life is almost guaranteed to  bring. A mortgage agent or broker will then take an application by phone, in person, or online.  Prior to starting this, gather your tax returns, letters of employment, list of assets and debts to have the most in depth results. Once it has been received, the mortgage application process will begin by verifying the information you have provided.


Step 2: Choose the Right Mortgage Program


Mortgages also come in all shapes and sizes. When choosing a mortgage it is important to consider the You have to pick which loan is more aligned with your financial situation and goals. There are four basic types ofhome financing loans.


A) Fixed Rate Mortgage


Fixed Rate mortgages usually have terms that can last from 1 year to 10 years. As the name suggests, the interest rate and monthly payments will remain the same for the specified term. This type of loan should appeal to you if you: Plan to live in the home for more than 5 years Like the stability of a fixed interest payment Think your income and spending will stay the same Don’t like the risk of having a higher monthly payment


B) Adjustable Rate Mortgage

C) Combination Rate Mortgage


A Combination Rate Mortgage combines fixed interest rates and adjustable interest rates. This type of loan would appeal to you if you: Want to manage interest rate risk Choose to take advantage of both long and short term rates Like the stability of a fixed interest payment Don’t mind having monthly payment increase or decrease


D) Lines of Credit


Utilizing a Line of Credit is becoming an innovative way to finance your home purchase. You can take the amount you need from the credit limit that you were granted. You only pay interest on what you use and this money can be put towards things like home renovations, a child’s education, and debt consolidation.


Step 3: Mortgage Submission and Approval


Once you select the appropriate mortgage program, you will submit this information to your mortgage associate along with any other required documentation. You will then wait for the mortgage approval from the mortgage associate either through email or fax. After the approval, the associate will also review your commitment to the mortgage. Any additional documents that are required by the lender should be sent to the associate no later than 10 days after the approval.


Step 4: Lawyer


The associate will send the mortgage instructions to your lawyer to review and sign the documents. First you will review all the terms and conditions prior to signing to make sure the interest rate and loan terms are what were promised. Double check to see that the names and address are correctly spelled on the documents. Signing takes place in front of a notary public or lawyer. There will be several fees with obtaining a mortgage and transferring property ownership which will be paid at closing. Bring a bank draft check for the down payment and closing costs if required. Personal cheques are not accepted. You will also need to show homeowners insurance policy and other requirements such as flood or fire insurance and proof of payment.
